How is Rise better than the other housing options?

Rise’s unprecedented campus location allows students to rethink their daily commute. Rise is located directly across the street from the Texas A & M campus, just steps from classrooms, coffee shops, religious institutions, eateries, and area entertainment. At Rise, your student will experience the same sense of camaraderie and security as the residence halls, while enjoying the freedom and privacy of apartment living.

The property will be equipped with professionally trained management, security cameras, 24/7 on-site staffing, electronic key access, and a smart phone guest admittance app.

Situated at 717 University Drive, Rise is located directly across the street from Texas A & M and is just steps from over 50 restaurants, coffee shops, religious institutions, and retail shops in the Northgate district. Our residents will have the convenience of walking to class and have the option to go completely carless!

Love your vehicle? Rise will also offer private parking spaces on floors 1-5 for residents who prefer to have their cars with them.

A Responsive Management Team

Rise guarantees a 24/7 commitment to our residents. From our professional management staff and friendly student representatives, to our licensed maintenance team- Rise will always have someone available to assist residents.

We strive to complete work orders within 24 hours of receiving notification from the tenant. Tenants can easily submit a maintenance request using the online resident portal or by calling the leasing office during regular office hours. Rise will also have on-call Community Assistants, who will be the first responders to any after-hours maintenance emergencies.

A Simple Process

Rise has a simple application and lease process that is tailored to today’s savvy student and parent. The lease process may be done in the office or entirely online. Starting with the lease application, each resident must pass a background check. After applying, the lease can be signed and a guarantor (usually a parent or guardian) will then complete a Guaranty Agreement. Our leases are by-the-bed, which means that all residents are individually responsible for his or her own payment.

By designing the leasing process this way, we promote a safe and responsible community for residents and their guests. For students who are new to the area or don’t have roommates chosen, Rise can assist in matching roommates using our highly successful roommate matching questionnaire.

What type of setting is this complex?

Rise is located immediately adjacent to the Texas A & M campus - giving its residents convenient access to class, social activities, and campus resources. Rise’s location, design, and management are centered on helping students succeed in their personal, professional, and academic lives.

What security features will Rise have in place?

Rise’s vertical design gives the building an immediate advantage when approaching safety concerns. By building up, we have only one primary entry and egress point, unlike the typical College Station garden-styled community with numerous access areas. This design allows us to promote a relaxed, tightknit community by restricting opportunities for uninvited visitors to enter the building. Rise will also be equipped with standard apartment deadbolts, bedroom door locks, a helpful front desk staff, security cameras, 24/7 staffing, and electronic key access.

Furthermore, our management team has developed a free smartphone app that makes entertaining guests hassle-free. By manually entering names or choosing friends from a Facebook list, guests are instantly registered with the lobby doorman. Armed with an iPad that updates in real time, the doorman’s guest list serves as an invite-only, VIP list. Registered guests show an ID, the doorman checks them in, and they’re granted access. Just another way Rise is tailored for today’s savvy student.

What is an individual lease?

Individual leasing means that each roommate is only responsible for his or her own rent amount. This is the most financially secure leasing option available. If one resident in the unit pays rent late or becomes delinquent, it will not affect the other roommates.

How does the roommate matching process work?

Roommate matching is a great option for those interested in living in our building but do not have enough roommates to fill an entire unit, or just want to expand their social network! Residents seeking roommates will first fill out our Roommate Matching Form, which asks both basic and detailed questions about study habits, class and work schedules, social activities, overnight guests, etc. We will then give residents as much time as possible to find their own roommates before we would select a compatible match.

Furthermore, Rise will utilize a Facebook roommate matching group which students will have access to once they’ve signed a lease. Residents will be empowered to scan the pool of potential roommates and initiate low pressure interactions. We help you take the random out of roommate matching!

Is on-site parking available?

Yes - you’ll be able to elevator from your apartment floor to a parking spot within the first five floors. Our private spaces are leased on a first come, first serve basis. Please call our leasing office for availability and pricing.

Do I need to sign the lease for my student?

Only the individual living in the unit needs to sign the lease. A guarantor (usually a parent or guardian) will need to sign the Guaranty Form.

When is Rent Due?

Rent is due on the 1st of every month beginning August 1.

How can I pay rent?

Residents can view their account and make payments through the online payment portal on our website: www.RiseAtNorthgate.com, under the Residents section.

Is there a security deposit or application fee?

There is a $50 application fee which covers a background check on the resident, credit check on the guarantor, and all administrative processing. We require a refundable security deposit in the amount of $150 due within one week of signing the lease. The security deposit (less any damages, cleaning charges, unpaid rent or fees, etc.) will be refunded after the lease ends.

How much does Rise cost?

Rent varies depending on the size of the unit and floor preference. We utilize a tiered pricing structure in which pricing changes according the floor height and amenity package. Pricing is on a dynamic structure in which prices adjust as floor plans sell out. Please see our floor plans section and contact our leasing office for the latest details.

What utilities are included in the rent?

At Rise, none of the utilities are in the resident’s name. No more dealing with the utility companies or collecting money from roommates. Rent includes extended basic cable, wireless internet, and trash removal fees. Electricity, water, and sewer charges will be billed back to each resident on a monthly basis. Green building practices like installing Energy Star appliances and water-efficient toilets and low-flow fixtures help minimize monthly costs.
